Pull three mid-2026 medians for Beverly Hills and you get three different markets. Redfin logs a three-month median sale price of $6.1M through May 2026, with homes moving in about 51 days. Zillow's Home Value Index reads $3.67M as of May 31, 2026, up 5.0% year over year. Houzeo's December 2025 snapshot sat at $3.4M with 67.5 days on market and an 84% share of listings taking price cuts.
Those numbers do not contradict each other. They describe two different housing stocks sharing one mailing address. The line that separates them is not visible on any listing portal, and it is the single most important detail a 90210 buyer can verify before writing an offer.
The 90210 ZIP was assigned in 1963 and is still handled by the Beverly Hills Main Post Office, whose original 1934 building at 469 North Crescent Drive was listed on the National Register of Historic Places in 1985. The ZIP extends well beyond the city limits. Roughly one third of the addresses it serves sit in the hillside area now called Beverly Hills Post Office, or BHPO, which is legally part of the City of Los Angeles or unincorporated Los Angeles County. BHPO stretches north of the city into the Santa Monica Mountains up to Mulholland Drive and covers Benedict Canyon, Coldwater Canyon, Beverly Crest, Beverly Glen, and Franklin Canyon, along with guard-gated enclaves such as Beverly Park, Mulholland Estates, and The Summit.
A "Beverly Hills, CA 90210" mailing label proves none of this. The parcel record does. And appraisers, underwriters, and building departments all follow the parcel.
The three medians above are the mechanism showing itself. Beverly Hills city parcels, particularly the flats and the Trousdale-adjacent north side, skew the Redfin figure upward because trophy closings inside the city clear at prices that dominate any three-month window. A local 2026 market analysis pegs the citywide single-family median at roughly $4.95M, with 90210 proper trending at or above $5.0M, while noting that condos in 90212 hover between $1.1M and $1.3M and hotel-branded residences at properties like the Maybourne and Mandarin Oriental trade north of $5M with penthouses past $25M.
The Zillow and Houzeo figures capture more of the BHPO hillside stock, where lots are larger, views are the marketed asset, and wildfire underwriting has quietly reshaped the buyer pool. PropertyShark logged a Q1 median of $9.1M for Beverly Hills houses, up 25.5% year over year, while condos held flat at $1.6M. Q1 2026 closed transactions totaled 57, up 10% from 52 in Q1 2025 but still roughly 22% below the 2022 peak.
Two more numbers matter for anyone writing an offer. Approximately 65% to 70% of single-family closings in Beverly Hills complete entirely in cash, and in the $10M+ tier that figure climbs to 85% to 90%. Sale-to-list ratios sit around 91.4% to 94% overall but tighten to 98.4% in the sub-$3.5M band. Translation: the softness in the headline median is concentrated in aspirational hillside pricing, not in the well-priced entry tier of the city itself.
The jurisdictional line is not a stylistic distinction. It changes five discrete things that show up in a transaction file.

The Wikipedia entry on BHPO cites a January 2012 incident in which Beverly Hills and Los Angeles 9-1-1 operators spent more than two minutes determining jurisdiction for an ambulance call at Demi Moore's home. For underwriters, the more consequential fact is wildfire exposure. Redfin's First Street data flags 42% of Beverly Hills parcels as carrying some wildfire risk over the next 30 years, and that risk is heavily concentrated in the BHPO canyons. Insurance carriers have been repricing hillside coverage accordingly, and a buyer who assumes flats-style premiums on a canyon parcel can be surprised in escrow.
Comps. Appraisers align by jurisdiction, not by mailing address. A hillside BHPO listing marketed against Beverly Hills flats comps will not appraise on those comps. Sellers who price against the wrong benchmark are a meaningful share of the 84% of Beverly Hills listings that took price reductions in the Houzeo December 2025 snapshot.

The idea that "90210" carries a premium is half true. The premium lives on the Beverly Hills side of the city line, where BHUSD access, city services, tighter permit review, and the flatter street grid combine into a package the market pays for. BHPO carries a different premium, quieter and more selective, tied to lot size, view corridors, and privacy. The two are not substitutes, and a portal median that averages them together is not describing either market accurately.

Does a BHPO address ever qualify for Beverly Hills Unified? No. School assignment follows district boundaries, not the postal city. BHPO parcels are zoned to LAUSD schools.
